INDUSTRIAL REPURPOSE

 

Renovation of the exterior of an existing shopping center/strip mall in downtown Medford, Oregon. 

 

Clients’ Goals:

Repair and up-dating of building façade to improve the owners’ competitive position in the commercial rental market so that they could better compete with neighboring shopping centers.  Their goals included attracting and retaining quality tenants, while keeping maintenance costs low.

 

Scope of services included:

Re-design of parking lot to improve siting of the existing building and make pedestrian access easier and safer, while creating an improved sense of place for the commercial tenants.

 

Re-design of exterior building façade.   Our approach to achieving this was to propose removal of existing sloped metal roofing, and framing a new vertical façade with pre-engineered “jack” trusses.   We employed low-cost, durable materials which would allow flexibility to change out tenant signage and make maintenance relatively easy. 

 

Materials used for the façade included Hardie "Artisan" trim boards, installed vertically.  These "boards" are cementitious, very durable, resist moisture damage, and hold paint well.  They also allow replacement of individual boards should they be damaged when signs are changed out for new tenants.   Additionally, stone veneer is planned to be removed and replaced with a more contemporary cast stone product.

 

We designed a number of different "screens" at entries, which consist of steel tube frames with perforated (or expanded) metal panels.
